Randburg isn't a new area dressed up as an old one. Most of it was laid out from the 1950s through the 1970s, and it shows in the best possible way — generous stands, established boundary walls and gardens that have had half a century to fill out properly. That maturity is also why so much of our work here starts with pulling something out rather than laying onto bare ground. A driveway put down forty years ago, on a base built to a far lower standard than we'd use today, has usually had enough of moving, cracking and sinking by the time we get the call.
The terrain plays its part too. Randburg runs along a line of ridges and koppies rather than flat Highveld — Northcliff's hill is the obvious landmark, with its water tower visible for kilometres, but plenty of stands through the wider suburb pitch harder than people expect from the street down to the back garden. Add Gauteng's expansive clay, which swells in the wet season and shrinks back hard in winter under whatever sits on top of it, and you've got ground that needs a properly engineered base and a deliberate fall, not a shallow sand bed and hope that summer's thunderstorms behave.

Clay soils under a tired old base
Randburg's homes are old enough that most of the original paving was never built to today's standard. A driveway from the seventies or eighties typically sits on little more than a sand bed with no real sub-base, and after decades of Gauteng's clay swelling and shrinking beneath it, that's exactly why it's cracked, dished or gone weedy through every joint. We don't patch over that problem — we lift the old pavers, dig out and compact a proper sub-base, then relay on ground that will actually hold its shape.
Ridges, falls and stormwater
Northcliff's koppie is the obvious high point, but stands right across Randburg — Blairgowrie, parts of Fontainebleau, the streets running down off Bordeaux — pitch more steeply than most people expect. On a slope, a driveway laid without a deliberate fall just channels stormwater straight at the garage door or under the gate. We set every fall to move water off the property into the street or a drain, and we'll build in a channel drain wherever the site calls for one.
